Call us and give us all the details.  We’ll usually tell you on the phone whether or not we can help, based on the financial and your situation. If we can help with your property, we’ll structure several options, and let you choose the one that best suits your needs and your particular situation. When we buy, we will take care of any fix-ups or maintenance, regardless of how minor or how serious.  What’s more, we’ll close when you’re ready.

 

CASH OPTION

If you are looking for quick cash, we offer 50% of the present market value of your home, less any repairs that are required.  The benefit of this option is that you will receive a lump sum immediately upon closing.  It’s quick, and you will have cash in your pocket.

 

TERMS OPTION

If you need an offer closer to your asking price, or your mortgage balance is higher than an all-cash option would satisfy, no problem.  We will structure an offer based on terms.  What this means is you may receive a little cash up front, then the balance later on.  We can structure monthly payments to you or a balloon payment, whichever works best.  This type of offer you may be familiar with as it is referred to as seller financing.

 

SUBJECT TO

Typically, in most situations, our clients prefer that we purchase their home subject to.  What this means is that we leave the existing loan in place and take over the monthly mortgage payments.  The benefit of this option is that you get immediate relief from your monthly obligation to the mortgage company. We take title to the property, make payments, pay utilities, taxes & insurance and any maintenance required.

For you the seller, here is a summary of the benefits of this program.  All may not apply to you, but most should:
